FAQ’s

Q. How long before I can have my completed EPC?
A. Normally seven to twenty-eight days, depending on size, location and information provided about the building.

Q. What is a Display Energy Certificate (DEC) and do I need one?
A. A DEC Is similar to an EPC but a DEC is what is required for buildings occupied by public authorities for display purposes. These buildings will need to display a DEC from October 2008.

Q. Why do I need plans?
A. The building’s dimensions and specifications are needed to produce an accurate EPC. Without this information, an EPC cannot be produced.

Q. What if I haven’t got any plans?
A. Don’t worry! We can arrange for accurate plans to be drawn up for you by a RICS (Royal Institute of Chartered Surveyors) Member.

Q. If I’ve already got plans, what happens next?
A. The whole process of producing an EPC will be made much simpler. We can use your existing plans and save you from incurring any additional costs.

Q. What is SBEM?
A. SBEM (Simplified Building Energy Model) SBEM is the default application to implement building regulations (Part l) used to produce the EPC’s. It requires information about the building such as the construction details, the geometry of the building and the building services. Without detailed information from the above SBEM cannot produce an accurate EPC.

Q. What are the penalties for not having an EPC?
A. If you fail to provide an EPC (as required by the regulations), then you may be liable to a penalty from a minimum of £500, to a maximum of £5000, depending upon the level of infringement.
